Who we are
The Visalia Report (thevisaliareport.com) is operated by Carlos Villarreal, REALTOR® (CA DRE #01974987), with Real Broker (CA DRE #02022092), serving Visalia and greater Tulare County, California.
Information we collect
When you request a market report, a consultation, a home valuation, the new-construction guide, or a custom new-home shortlist, we collect the information you provide in the request form: your name, email address, and, optionally, your phone number, along with details specific to your request — the city report you requested, your property address and selling timeline for valuations, or your price range for new-construction requests. We also record basic technical details needed to operate the service, such as request timestamps and download counts.
How we use it
We use your information to deliver what you requested and to follow up with you about local real estate services you may find useful. Request details are sent to our own email account so we can respond to you. We do not sell your personal information, and we do not share your contact details with builders or developers.
Cookies & tracking technologies
We and our advertising partners use cookies and similar technologies (such as pixels, tags, and browser storage) to run the site, understand how it is used, and deliver and measure advertising — including remarketing, which shows our ads to people who have already visited the site. We use Google Tag Manager to load and manage these tools according to the cookie choice described below. The cookies we use fall into three groups:
- Strictly necessary. Always on. This includes the signed, temporary access cookie we set after you request a report so your browser can download it without re-entering your details (used only for report access, expires within seven days), and a small setting that remembers your cookie choice. The site cannot work properly without these.
- Analytics. Google Analytics, so we can see how visitors find and use the site.
- Advertising & remarketing. The Meta (Facebook) Pixel and similar advertising tools that help us measure our campaigns and reach relevant audiences — including past visitors — on other platforms.
Google Analytics. Sets cookies and collects usage data such as pages visited and approximate location. You can learn how Google uses this data at policies.google.com/technologies/partner-sites and opt out with the Google Analytics opt-out browser add-on.
Meta (Facebook) Pixel. Sets cookies and collects usage information — such as the pages you visit and basic device details — to help us measure how the site is used and to build and reach relevant audiences, including remarketing (custom) audiences, on Meta platforms like Facebook and Instagram. Meta processes this data under its own policies. You can manage your ad preferences at facebook.com/adpreferences or opt out of interest-based advertising at optout.aboutads.info.
TikTok Pixel. We also use the TikTok Pixel to measure and optimize advertising and to reach relevant audiences, including remarketing audiences, on TikTok. It sets cookies and collects usage and device information, which TikTok processes under its own policies. You can review these practices in TikTok’s Privacy Policy and manage personalized-ads settings inside your TikTok account.
Your cookie choices
The first time you visit, a banner lets you Accept all cookies, allow Necessary only, or Decline non-essential cookies. Choosing “Necessary only” or “Decline” turns off analytics and advertising cookies — including the Meta, Google, and TikTok tools above — while strictly necessary cookies stay on because the site needs them. We save your choice on your device and apply it on future visits. You can change it at any time:
You can also opt out of interest-based advertising from many companies at optout.aboutads.info and youradchoices.com, or use your browser’s cookie controls. Because preferences are stored per browser and device, you may need to set them again on each one. Our cookie banner is how we honor your tracking preferences; we do not separately respond to browser “Do Not Track” signals.
Where your information lives
Lead details are stored in a secured, access-restricted database hosted with Supabase. Report files are delivered through short-lived, signed download links.
Your choices
You may request a copy of the information we hold about you, ask us to correct it, or ask us to delete it at any time by emailing carlos@thevisaliareport.com or calling 559.205.5228.
Changes
If this policy changes, we will update this page and its effective date.
