Example 01

$425,000 · Northwest · 4 bedrooms · needs to be in by spring

  • A national builder with completed specs standing today

    Finished homes carry the largest concessions in any month, and a spec closes in 30 to 45 days instead of six to ten. The trade is that the lot and the finishes are already chosen.

  • A master-planned project with several plan collections

    The widest range of floor plans at this number, and enough phases left that a first-phase release is still possible. Worth touring even if the timeline is tighter than ideal.

  • A no-HOA subdivision one area over

    Same budget, lower monthly carry, because there are no association dues on top of the payment. Included for anyone whose real constraint is the monthly number rather than the price.

Fastest close wins here, so the notes flag which builders are holding forward-commitment rate blocks — those are tied to specific homes and specific close-by dates, and they disappear when the block is used up.

Example 02

$525,000 · Northeast or Southwest · larger lot · can wait 12 months

  • An approved map still waiting on its first sales release

    Patience is the whole strategy at this budget. Early phases open with introductory pricing before the builder has comps to protect, and this one already has a builder named.

  • A Southwest community with three-car-garage plans

    The most square footage and the biggest homesites in the market. Incentives here tend to arrive as upgrade and design-center credits rather than price cuts, so the value is in the structural options.

  • A regional builder with standard larger-lot plans

    A local alternative to the national builders, usually with more room to negotiate on option allowances. Longer build times are the trade.

With a year of runway, the shortlist is half communities selling now and half pipeline projects worth watching — plus a note on which ones to register for before the first release.

Example 03

Under $350,000 · first home · open on area · wants the lowest entry price

  • A county-parcel community just west of the city

    The lowest entry prices in the market and direct Highway 99 access. Because it sits on county land, the shortlist includes the school assignment, sewer and water service, and whether the specific parcel is USDA-eligible.

  • A smaller local builder with compact single-story plans

    The smallest square footage in the tracker, which is exactly what makes the entry price work. Some parcels qualify for USDA financing — that gets verified by address, not by community.

  • The final homesites in a community closing out

    Closeout homes carry the sharpest concessions a builder will offer, because carrying costs come off the books when the last one sells. Choice is limited to what is left.

At this budget the financing structure matters more than the sticker price, so the shortlist compares the builder's preferred-lender package against an outside pre-approval on total cost, not on the monthly payment.
